Loft Conversions
A loft conversion is the easiest and cheapest way of gaining that ‘all important’ extra space, and far outweighs the cost of moving!
With the ever changing planning regulations, it is now possible to convert your loft without obtaining full planning permission as you can simply do this under ‘permitted lawful development’ which means that as long as you have full structural calculations and outline drawings of your proposed loft conversion you can, effectively, start work immediately using a Building Notice application. This ultimately means minimal paperwork, lower costs and fewer delays.
The following are typical types of loft conversions;
Flat roof dormer
This is by far the most cost effective and popular conversion. It is where the rear elevation of your existing roof is removed and replaced with a timber box construction enabling you to create head room and valuable, usable floor space which may mean that you can incorporate an en-suite shower room.
Velux conversion
This style can give you a smaller loft room which is most likely to be used as a hobby, study or child’s play/bedroom (depending on the pitched angle of the roof). This type of conversion is quick and easy to form and generally cause very little disruption.
Hip to Gable
This is mainly for hip-ended roofs and is where the existing side hip is removed and extended in line with the external wall of the building, which provides maximum floor space overall.
Full roof replacement
This is a limited, more complex option used for detached dwellings where the existing roof height is not sufficient and therefore has to be completely removed and re-structured with a higher pitch/ridge line. This option requires outline planning approval (which shows existing house, proposed new development and street scene) before any work can commence, and in a lot of cases will depend on the area in which you live due to local government legislation.
